The fundamental basis to any successful property investment purchase is to find the right property, in the best location, at the lowest possible price.

It is easy to get blinded by emotion, or sucked in by sales tactics talking about “potential” or “position” or “future growth”… Unless you can quantify the investment’s potential to make money BEFORE you commit, you’re leaving your chances of success up to chance.

Buy to let market

The rental market continues to enjoy resurgence as some people are making the lifestyle choice to continue to rent. This may be borne out of necessity, but some see it as creating more flexibility in their life in terms of moving job and location.

Those that can afford to buy property as an investment to let out to tenants can therefore reap the rewards. Sensible buy to let investors who have purchased property in sound locations with tenants in good jobs with good employment prospects continue to do well with rental growth. In fact, in some quarters this is being tipped to continue to offer very good returns in 2012 If you can tap into this market you could well place yourself in a great financial position.

Student accommodation sector

While University numbers may be on the decrease due to the increase in feesin prospering university cities and towns there is still excess demand over supply. While it’s still important to be careful of weaker educational establishments and a handful of towns that have more balanced supply and demand, this is still an extremely attractive sector for buy to let. In some instances entire apartment blocks are being purchased to really get the benefit of this market. However, it’s important to remain cautious on individual bedroom ‘investments’ that have been appearing in the marketplace recently..

Resort Developments

Investment in holiday resorts can give an investor much more than just a property. This type of investment comes with an inherent additional value in terms of the services and facilities that are offered with the property. In addition, this type of investment is often managed meaning you don’t have to worry about maintenance or rental issues.

An investment in a resort development can be rewarding both financially and emotionally. Resort development is closely tied to one of the world’s largest industries: travel and tourism. It can encompass a wide range of real estate products, services and recreational amenities.

Resorts cater to people’s desires and therefore need to be at the forefront of evolving ideas as to what constitutes luxury, relaxation, excitement and diversion on a daily basis.

Investment in resort development can earn rental returns of between 8% and 12% per annum due to the ongoing growth in the tourism sector, the low entry prices and the expertise of the managed rental services that are often included.
